Selling a rental property with tenants in place turned out to be one of the most stressful experiences I’ve dealt with as a landlord—but having the right real estate agents made a big difference.
Thankfully, my agents, Susan Taylor and Neemie Seraphin, were professional, patient, and supportive throughout the entire process. My tenants were extremely uncooperative from the beginning. I made a very generous “cash for keys” offer to help them move out smoothly and avoid delays, but they refused completely. Neemie showed them many equivalent rental properties in the area, but nothing was suitable. This made it very difficult to show and market the property. When it became clear that cooperation wasn’t possible, I had to proceed through the Landlord and Tenant Board (LTB), which required time, persistence, and careful adherence to legal procedures.
Despite the challenges and delays, Susan and Neemie stayed proactive, kept me informed, and helped navigate a very difficult situation. In the end, the tenants did move out—but only after an additional cash incentive.
While the process was more stressful and costly than expected, I’m grateful to have had agents who remained calm, knowledgeable, and committed from start to finish.
